Where do I start?
Schedule a 1 hour appointment in your home. We will discuss your ideas and see the physical space that you have to work with. Be prepared to spend 15-20 minutes with us on the phone before we agree to a meeting to make sure our Services are right for you.

What is an off-site built Modular Home?
Modular homes are constructed in a climate-controlled environment using state of the art engineering and assembly line techniques. They use the same brand name building materials and the same building code requirements as any local “on-site builder”. State or independent third party inspectors carefully inspect each home built. Modular homes are shipped to the building site, erected on the foundation by a qualified set crew and completed by Leading Construction staff & subcontractors. Once completed, modular homes are indistinguishable from “on-site built” homes.
Do I have to hire my own contractors?

No. Leading Construction specializes in complete turnkey construction. We are happy to handle all aspects of the construction process, including excavation, foundation, well/septic, garage, porch, etc. We'll even secure your building permits for you! However, you will need to water your own lawn after we are finished.
Can I do some of the work myself?
It is possible to act as your own general contractor in order to reduce some of the labor costs associated with your new home. However, it is important to have the general knowledge and experience necessary in order for this to really save you any substantial amount of money. If you do have the expertise to do some of the work yourself, Leading Construction can design a package that fits your individual needs.
If Leading Construction draws my house can I get other bids?
Upon payment in full, we will provide you with a PDF copy so you may send it electronically or print copies. However, the rights to our original designs, are the property of Leading Construction LLC. We reserve the right to have sole discretion over the end use of our design drawings.

What is a Time and Material Contract and is there any benefits?
Time and materials (aka T&M) is a standard phrase in a contract for construction, product development or any other piece of work in which the employer agrees to pay the contractor based upon the time spent by the contractor's employees and subcontractors employees to perform the work, and for materials used in the construction (plus the contractor's mark up on the materials used), no matter how much work is required to complete construction. Time and Materials is generally used in projects in which it is not possible to accurately estimate the size of the project, or when it is expected that the project requirements would most likely change.
This is opposed to a fixed-price contract in which the owner agrees to pay the contractor a lump sum for fulfillment of the contract no matter what the contractors pay their employees, sub-contractors and suppliers.
Many time and materials contracts also carry a guaranteed maximum price, which puts an upper limit on what the contractor may charge, but also allow the owner to pay a lesser amount if the job is completed more quickly.
