How much does a home addition, remodel or new build cost?
It depends on scope: size, structure, finishes, site conditions and what's behind the walls. We don't publish price ranges, and we don't quote from a phone call. Start with a free site visit: we'll walk the project with you and give you a budget number (a ballpark). If you want to move forward, we can prepare a detailed estimate for a fee.
Is the site visit free? Do you charge for estimates?
The site visit is free. We'll walk the project with you, talk through your ideas, and give you a budget number (a ballpark) so you know whether the project fits your budget. A detailed estimate, with a full scope and pricing, is a paid service: if you want to move forward after the site visit, we can prepare one for a fee.
Are you licensed and insured?
Yes. Leading Construction LLC holds Michigan Residential Builder License #2102212641, and we carry liability insurance. You can verify a Michigan builder license through the state's LARA license lookup.
What areas do you serve?
We're locally owned and based in Middleville. We serve Barry County and nearby Kent County. Communities we serve include Middleville, Hastings, Nashville, Freeport, Wayland, Gun Lake, Bradley, Cloverdale, Shelbyville, Caledonia, Alto, Grand Rapids, Wyoming and Hudsonville.
Do you handle permits?
Yes. We pull the permits for our jobs.
What does your warranty cover?
Leading Construction's limited workmanship warranty covers one year of workmanship, beginning at substantial completion or final payment, whichever is later. The warranty takes effect when the contract is paid in full. Manufacturer warranties on products such as windows, doors, roofing, siding, decking, flooring, cabinets, fixtures and appliances pass through to the owner, and we help file claims during the warranty year. It does not cover normal wear, owner alterations, lack of maintenance, storms or other acts of nature, minor settling or hairline drywall cracks, or owner-supplied materials. To make a claim, email office@leadingconstruction.net with photos. We respond within 5 business days; emergencies such as active leaks are handled ASAP.
Do you build pole barns and garages?
Yes. We build detached and attached garages and pole barns (post-frame buildings) for storage, workshops and multi-use space.
How do payments work?
Payment depends on the project. Projects under $10,000 require 30% at signing and 70% at completion; projects under $2,500 are 50/50. Remodels from $10,000–$75,000, decks, and additions and new homes over $75,000 require a 10% deposit at signing, then progress payments as milestones are completed. Projects needing design work have a separate Pre-Construction Agreement. Progress invoices come through the BuilderTrend client portal and are due within 5 days. Change orders are approved in writing before work starts, and final payment is due at the final walkthrough. Pay by check, ACH or card; card payments may carry a processing fee.
Can you design my project, or do I need an architect?
Design and 3D drawings for additions, kitchens, baths and new homes are done in-house.
